Our story

Built on a decade of doing it the long way.

We started Jash1 Homes because too many people were being handed a beautiful render and a price that had nothing to do with it. There is a slower, more honest way to build: understand the land first, cost it properly, then commit.

Behind the company is more than a decade of South Australian residential and land experience — custom homes, subdivisions, civil works and renovations. That breadth matters. A builder who has run civil works knows what a fall across a block really costs; a developer who has built homes knows which lot layouts will actually sell.

Common questions

The things everyone asks first.

It depends far more on the site than on the house. Two identical plans on different blocks can differ by tens of thousands once soil class, fall and service connections are accounted for. We give an indicative range at concept stage and a fixed price once documentation is complete — and we will tell you early if your brief and budget are not going to meet.

Both. We build on client-owned land and we also develop and release allotments. If you are still looking, we are happy to review a block before you buy — that review has talked plenty of clients out of a bad purchase.

A single-storey custom home typically runs [DURATION] months from site start to handover, with design and approvals ahead of that. You get a written programme before work begins and weekly progress against it during construction.

Nothing proceeds without a written, priced variation you have approved. That is true whether the change is yours or ours — including anything unexpected uncovered on site.

Yes. We hold current South Australian building licences and full insurance, and statutory warranty insurance is provided on every applicable contract. Licence and ABN details are listed in the footer of every page.

Regularly. We are equally happy tendering a fully documented set or working alongside your consultant team from concept, where our input on buildability tends to save money before it is spent.
