A greenfield holding with a difficult fall across it and a single point of service connection. The layout went through three configurations before we settled on one that kept earthworks balanced on site — the cheapest cubic metre of fill is the one you never truck in.
Roads, drainage and services were delivered in two stages so the first allotments could title while the second stage was still under construction.
